CONTRACT OF LAND PURCHASE
From H.D. Eudy and D.A. Lowder to P.C. Sanders

State of North Carolina, Montgomery County
This indenture made this the 19th day of September, 1891, by and between H.D. 
Eudy and D.A. Lowder of Stanley County and their wives of the first part, and 
P.C. Sanders of Montgomery County of the second part, of said county and 
state, witnesseth:  That the said parties of the first part are the owners of 
a certain tract of land in County of Montgomery; state aforesaid, hereinafter 
described, and the party of the second part desires to purchase the same:  
Now, therefore, in consideration of the premises and the sum of $237.00 paid 
to the parties of the first part by the party of the second part the payment 
of which is hereby acknowledged as having been made, the said parties of the 
first part do by these presents bargain and contract to sell and convey to the 
said party of the second part, his heirs and assigns, all that tract or parcel 
of land adjoining J. W. Cornelison, Geo. W. Henderson, Arrow Head Mining Co., 
and others, bounded and described as follows:

Containing 160 acres, more or less, upon the following terms and conditions, 
viz.
That the party of the second part, his heirs or assigns shall pay the parties 
of the first part the sum of Five hundred dollars, the purchase money agreed 
upon, one hundred dollars, on or before the 25th day of December, 1891, and 
the parties of the first part hereby agree and bind themselves, their heirs 
and assigns, upon such payment to make, execute and deliver to the party of 
the second part, his heirs and assigns, a good and sufficient title in fee 
simple, in and to said land and premises, with full covenants and general 
warranty.  This contract to be void upon the non-payment of the purchase money 
agreed upon, within the time herein limited.
In witness whereof, the said H.D. Eudy & D. A. Lowder and their wives, have 
hereunto set their hands and seals, the day and year first above written.
