THIS DEED made this 29th day of December 1905 by George C. Dunning and Wife Mattie E. Dunning of Hertford County and State of North Carolina of the first part, to W.M. Nichols of Bertie County and State Of North Carolina of the second part WITNESSETH. That said George C. Dunning and wife Mattie E. Dunning in consideration Of One Hundred and Seventy Five ($175.00) DOLLARS, To them paid by W.M. Nichols, the receipt of which is hereby acknowledged, Has bargained and sold, and by these presents do bargain sell and convey to Said W.M. Nichols and his heirs and assigns, a certain tract or parcel of land in Mitchell Township Bertie County, State of North Carolina adjoining the lands of A.W. Early, James Cook, A.J. Dunning, Frank H. Willoughby,Joseph Minton and others, bounded as follows. viz: It being Mattie E. Dunning entire Share or one Seventh part of her father real estate it being the lands of Joseph G. Willoughby (Deceased) This is an individual piece of land. TO HAVE AND TO HOLD, the aforesaid tract of parcel of land and all privileges And appurtenances thereto belonging to the said W.M. Nichols and his heirs and assigns To their only use and behoof forever AND THE SAID George C. Dunning and wife Mattie E. Dunning covenant to and with The said W.M. Nichols and his heirs assigns forever that they are seized of said premises In fee, and has a right to convey the same in fee-simple; that same are free from all encumbrances, And that they will warrant and defend the said title to the same against the claims of all persons Whatsoever.
